Protect Your Arizona Property: How to Get Free Early Deed Fraud Alerts

As your trusted Arizona real estate professional, I want to inform you of a FREE service available through the Arizona Department of Real Estate (ADRE) designed to help property owners receive early warning of potentially fraudulent real estate deed activity.

I recently registered my own property through the program and wanted to make sure you were aware of this valuable service as well. The process is FREE, only takes a few minutes, and I recommend completing both of the following steps:

STEP 1 — Register Your Property with ADRE

Start with the Arizona Department of Real Estate's Early Real Estate Sales Alert System (ERAS). The system allows Arizona property owners to register their property for FREE to help provide early warning of potentially fraudulent real estate deed activity.

During registration, you will be asked for your property's Parcel Number (APN). This information is optional, but if you would like to include it and don't know your parcel number, I'm happy to help you find it. Just send me a text or email.

Registration only takes a few minutes.

STEP 2 — Register & Activate Your County Title Alert

Once you've successfully registered your property, ADRE will send you a confirmation email containing links to the various Arizona County Recorder websites where you can register for your county's free Title Alert service.

Open the email from the ADRE and register for the free Title Alert service offered by their County Recorder. Open the email and click on the link for the county that your home is recorded in. Complete the information in the county website. It only asks for name(s) and phone numbers(s) for the individuals to be notified.

IMPORTANT: After registering with Maricopa Title Alert, watch for an activation message from the County Recorder. You'll need to click the activation link in the email or text message to activate your Title Alert account. Don't overlook this final step.

Neither service prevents fraud, but early notification gives you an opportunity to investigate activity you don't recognize and take action quickly.

Both services are FREE. I went through the entire registration and activation process for my own property, and I encourage you to consider doing the same.
